As new malls and retail developments break ground across the UAE, we track them here as part of our own business development, and we're publishing it because clients and partners often ask us the same question: what's coming next, and where should a retail or F&B brand be looking to expand?
Fit-out opportunities on these developments will typically open up well before doors open to the public, as landlords begin appointing approved contractors and tenants start their own build-outs. If you're planning an opening at any of the locations below, get in touch early — authority approval and workshop lead times both benefit from a head start.
Nakheel's major new retail and entertainment destination in Jumeirah Village Triangle (JVT), right on Al Khail Road — one of the largest mall developments still to open in Dubai, with roughly 350 stores, a multi-screen cinema and a DoubleTree by Hilton hotel attached. It's due to open in January 2027.
Davies Group UAE has two fit-outs already confirmed here — Oakley and Owndays — continuing our existing relationship with both brands from previous projects elsewhere in the UAE.
Emaar's huge future retail and entertainment destination, and likely the biggest long-term opportunity on this list — though its opening is expected later than most of the others here.
A major AED 5 billion redevelopment adding around 20,000 square metres and roughly 100 new stores — substantial refurbishment and tenant fit-out opportunity, with entertainment concepts landing by late 2026.
A new forest-integrated retail destination within Majid Al Futtaim's Ghaf Woods community, near Sheikh Mohammed bin Zayed Road.
A sizeable new retail and family destination planned within Sobha Hartland, with reports pointing toward a late 2026 opening.
Approximately 200,000 sq ft with around 60 outlets, a food hall, gym, spa, clinic and open-air retail walkways.
A new design-led shopping and dining development in Wadi Al Safa 2, reportedly opening during the second half of 2026.
Approximately 124,000 sq ft, aimed at family dining, wellness and lifestyle retail within The Villa community.
A major culture-led luxury retail, dining and lifestyle development on Saadiyat Island, with the full destination scheduled to open through 2026.
Already trading, but with over 400 stores and continuing new restaurant and entertainment openings, there's still considerable tenant fit-out work moving through Reem Mall.
Reported expansion and additional retail phases around the existing Dubai Hills Mall, which could bring further tenant, restaurant and refurbishment packages.
Nakheel Al Khail Avenue is already a confirmed win for us, not a target — the priority list below covers the remaining, still-speculative developments. Of those, we're concentrating first on Mall of the Emirates Expansion, Dubai Square, Ghaf Woods, South Bay Mall and Saadiyat Grove — these are the developments most likely to generate sizeable restaurant, retail and multi-unit fit-out opportunities.
Some of the others on this list are community malls rather than large regional destinations, but they can be easier to access in practice, since tenant packages are often awarded individually rather than through a single main contractor.
