Unlike a retail unit, which is usually quoted as one per-sq-ft rate, a villa renovation is really a collection of separate trades running under one contract — kitchens, bathrooms, structural works, flooring, gardens and roofing all price differently because they use completely different materials and labour. Below is what each trade typically costs based on our own project pricing across Dubai villas.

Kitchen Renovation
AED 40,000–150,000 depending on size, cabinetry finish and worktop material. Most villa kitchens land between AED 60,000–90,000.
MEP (Electrical & Plumbing)
From AED 15,000 for a single bathroom's rewiring and re-piping; a full villa rewire is quoted after a site survey.
Blockwork & Concreting
From AED 15,000 for smaller garden walls, scaling up for structural extensions with approved drawings.
Tiling & Flooring
AED 430–1,080 per sq m installed, with large-format porcelain and natural stone at the higher end.
Garden Landscaping
From a few thousand dirhams for a planting refresh up to AED 30,000–100,000+ for a full rebuild with pergola and BBQ area.
Roof Waterproofing
AED 270–540 per sq m depending on the GRP system specified and existing roof condition.
AC Installation
AED 8,000–25,000 depending on split, ducted or VRF system type and number of units.
Bespoke Carpentry
From AED 8,000–15,000 for a built-in wardrobe wall, with full villa packages quoted after a site visit.
Glazing & Door Installation
AED 800–2,200 per sq m for double-glazed thin-frame sliding doors, with folding (bi-fold) door systems at the higher end. Costs scale with frame profile, glass specification and opening width — upgrading single glazing to double glazing throughout a villa is one of the most common energy-efficiency upgrades we quote.

Where budgets
actually go wrong.

The most common budgeting mistake we see is treating a villa renovation as one lump sum rather than a sequence of trades. Kitchens and bathrooms consistently take the largest share of budget because they combine expensive materials with specialist labour — stone worktops, MEP certification, waterproofing. Structural work like blockwork looks cheap per square metre until a boundary wall needs an engineer-approved drawing, which adds design time most people do not budget for upfront.

The second mistake is sequencing. Renovating a garden before finishing roof waterproofing, or tiling before MEP rough-in is complete, creates rework that costs more than getting the order right the first time.

One contract vs
multiple contractors.

Many villa renovations in Dubai are run as separate contracts — one company for the kitchen, another for MEP, another for the garden. It often looks cheaper trade by trade, but it removes any single point of accountability when something does not line up, and nobody owns the overall timeline. Running the full renovation under one contractor with an in-house design and build team means the sequencing above is planned from day one, not discovered halfway through.
